The Space:
Escape to the peaceful seclusion of Summit Park in the Pines. This stunning home offers incredible privacy, with huge windows that allow sunlight into the living room, kitchen, and balcony areas. The basement features an expansive activities room, small kitchenette, laundry room, and a bedroom with a separate bathroom. Enjoy the spacious backyard and heated hot tub, as well as beautiful bathrooms with showers and bathtubs. Multiple fireplaces are also included. Plus, the neighborhood splash pad is open to the public during the warm months. This is an energy-efficient home that provides it all - don t miss out on this perfect mountain retreat.

Every Rove property is equipped with a fully-stocked kitchen, Nespresso machines, high thread count linens, and Malin & Goetz soaps. Our TVs are powered by Roku, and we provide complimentary access to streaming accounts for Netflix, Hulu + Live TV, and Disney+.

The Neighborhood:
An eclectic, rustic, mountain community with mostly full time residents, Summit Park is one of the few neighborhoods in Park City offering a true alpine lifestyle, with mature evergreen trees, trails and abundant wildlife. Summit Park has transformed into a community of year-round homeowners who enjoy the seclusion many of the heavily treed, hillside lots provide. With close proximity to Interstate 80, the area provides a simple commute to Salt Lake, while also convenient to Woodward Park City, Weilemann School of Discovery, Canyons Village, Quarry Village and Kimball Junction. Summit Park includes some of the most affordable properties in the Park City School District, making it popular for families.

Other Things to Note:
- A refundable credit card hold of $250 is required as a security deposit for stays at this home to cover any property damage that may occur during your stay. A credit card is required for processing and the hold will be placed 48 hours prior to your arrival. The release of this hold will initiate 2 days after your departure following a departure inspection of the home by our local team.
- Rove requires a property rental agreement to be signed by the primary guest prior to arrival for all reservations at this home.

Home Truths:
- Landscaping, pool company, and pest control maintain a weekly, biweekly, or monthly schedule.
- Snow Removal is scheduled but can be requested.
- The main level wood-burning fireplace is decorative and the other fireplaces throughout the home are operable.
- From November to April: To ensure your safety during your stay in our home in Park City, it is absolutely required that you bring a 4-wheel drive vehicle, and strongly recommend that you have chains on your wheels. This is based on the daily incidents in the area that put lives at risk. We take your safety seriously and want to avoid any such incidents. Thank you for your cooperation.

- Detached car garage fits 2 vehicles.
- Space for 2 vehicles on driveway.

Disclaimers:
As a reminder, smoking is not allowed anywhere on the property, in the home or in the outside areas of the home. Smoking will result in an odor removal fee of no less than $500 and up to $1000 as well as possible removal from the property.

Pets are allowed at this home with the expressed and written consent of Rove Travel. If an unauthorized pet is on the Property, Occupant is in breach of their rental Agreement. Damage or cleaning attributable to pets shall be charged to Occupant as an Additional Charge, together with a one-time $75 charge per stay for reservations less than 14 nights and $150 for reservations of 14 nights or longer. All pets and animals must be fully vaccinated, non-aggressive, free of fleas and ticks, and fully house trained.
